Questions & Answers

Everything people ask us.

Straight answers about the rooms, the money, and how paying rent works.

What does renting a room actually mean?
This apartment has two bedrooms that share one kitchen and one bathroom. If you rent a room, you are sharing that kitchen and bathroom with the person in the other bedroom — one other household, not a house full of people. If you rent the whole apartment for $2,800, both bedrooms are yours and you share with nobody.
What do I need to pay to move in?
For a room: $1,400 first month + $300 deposit — $1,700 to get the keys. The only other cost is the $35 credit and background check paid to Innago when you apply, after you have seen the room. No broker fee, no application fee to us, no last month's rent.
How much is the security deposit, and do I get it back?
$300 — the same whether you rent a single room or the whole apartment. Rhode Island law lets a landlord ask for up to one month's rent as a deposit; we ask for a fraction of that. The deposit is refundable, and state law requires us to return it, with an itemized list of any deductions, within 20 days of you moving out.
Are utilities included?
Yes. Electricity, gas, water and WiFi are included in the rent. You do not put anything in your name and you never get a separate utility bill from us.
How long is the lease?
Month to month. Stay one month or stay for years. If you need to leave, give us notice and we will work with you — no long lock-in, which is the whole point of a furnished rental.
What furniture comes with it?
Everything. Bed, dresser, seating, a smart TV, and a kitchen stocked with cookware, dishes and appliances. Bring your clothes and your toothbrush.
Is there parking, and does it cost extra?
Parking is free and there is plenty of it. Spots are not assigned — first come, first parked.
Where do I do laundry?
There is a washer and dryer on site for residents. No laundromat trips, no coins.
Can I have pets?
Yes, with approval. There is a $55 per month pet fee. Tell us about your animal before you apply so there are no surprises.
Can I have guests stay over?
Of course. The only rule is that a guest is a guest: up to seven nights in a row. Anyone staying longer than that needs to be approved and added to the lease — that is how we keep the house fair for everyone paying rent.
Can I see it before I apply?
Yes — and you always see it first. Viewings are free and there is nothing to pay to book one. The $35 credit and background check only comes later, once you have seen the room and decided you want it. Nobody pays anything to look.
What does the $35 cover, and when do I pay it?
You pay it only when you apply, which is after you have seen the room and decided you want it. Nothing is due before then — not to book a viewing, not to be shown around. The $35 is the cost of the credit, criminal and eviction check and goes to Innago, the company that runs it. It is not an application fee, Noble Home receives no part of it, and it is not refunded if you are turned down — which is exactly why we only send the application link once you have seen the place.

If you already have a credit report and a Rhode Island BCI background check dated within the last 90 days, tell us before you start the application and we will accept those instead, at no charge.
What do you look for in an application?
Steady income of roughly three times the rent, and no open evictions. We look at the whole picture, and we apply the same standard to everyone. If something on your record worries you, tell us up front — an honest explanation goes a long way, and finding out from the report instead of from you is what actually sinks applications.
Does bad credit or an eviction disqualify me?
Not automatically. Credit score alone does not decide it. What matters most is steady income and whether you have been straight with us.
What if I do not have a job?
That is fine. Social Security, SSI, disability, a pension, child support and benefits all count as income. There is a box on the application for "no employment history" — check it and enter your monthly income.
Do I really have to give my Social Security Number?
Yes — the application will not go through without it, because that is how the background check is run. Innago handles that, not us. We never see your full number; we only see the finished report.
How do I pay rent once I move in?
Through Innago, online or in the app. Paying from a bank account costs $2. Paying by card costs 2.99% — about $42 a month on a $1,400 room, which is over $500 a year. Use the bank option if you possibly can, and turn on autopay the day you sign.
What happens if I pay late, or can only pay part?
Rent is late after a two-day grace period, and the system adds a $100 late fee automatically — nobody adds it by hand and nobody can wave it off. Innago does accept partial payments, so pay what you can and tell us before the due date. We would much rather work something out than chase you.
Can I pay with Venmo, Cash App, or cash?
Please do not. Pay through Innago so there is a record of every payment. That record protects you as much as it protects us.
Something broke. How do I tell you?
Send a maintenance request in the Innago app — it goes straight to us with photos and you can see the status. Or call Jen at (401) 829-6011.
